Plans and drawings

This document appears to be plans or drawings. Its page text below holds only the words printed on the drawings, without the drawings themselves, so it may be jumbled or hard to follow. To see the plans as drawn, choose Original above or download the file (both need you to log in).

The driveway location will be in the same location as the existing crossover. Inspection of the driveway location
notes that good sight stopping distances are afforded to the south. Signed traffic speeds are posted as 40km/hr
with traffic speeds limited further by a raised calming device located approximately 70m away.

Vehicle crossovers would be constructed in concrete to the Noosa Council standards, the proposed pavement
of the internal carpark would be concrete. All pavements will be graded as such that runoff is directed to
stormwater inlets and to the ultimate point of discharge.
The carpark and driveway would be such that it complies with the Noosa Council and Australian standards for
roadworks design, turning movements for Medium Rigid vehicles and off-street parking.

         STORMWATER DRAINAGE

It is expected that stormwater drainage management will be required as part of the development. This would
include quality control measures with treated stormwater runoff directed to the existing stormwater system
in the rear of the property and ultimately into the stormwater network in Rufous Street to the west.

              Flooding

Flood mapping courtesy of the Noosa Council and provided in Appendix B indicates the site is not subject to
flooding from any sources.
The mapping demonstrates all defined major and extreme flood extents are limited to the Lake Weyba in the
north west.

              Quantity

The objective of the stormwater management will be to limit the post-development, peak discharge to the
pre-development peaks in order to control flooding and erosion and to also limit nuisance. It is expected that
due to the impervious site area being slightly reduced, the post-developed conditions will remain the same
lessened and further detention will not be required.
The proposed stormwater drainage for the development is shown in plans 188-002-300 as part of Appendix A.
These plans demonstrate the proposed drainage system as well the reconnection to the infiltration system at
the rear western boundary.

              Quality

The stormwater quality treatment measures will be designed to mitigate stormwater pollutants in accordance
with WSUD load reduction targets in Council’s Planning Scheme Policy for Development Works.
