 SITE DETAILS

     2.1. Existing Site Description
Lot 13 (RP150347), located at 16 Rene Street, covers an area of 1298m², including an existing
building with a roof area of 350.5m² and impervious ground surfaces covering 265.2m² of the site
(total impervious area of 615.7m²). The site contains an easement housing existing sewer and
stormwater along the southern boundary of the property. The subject land falls east towards Rene
Street at grades of typically 4%. The upstream run-off from the Council works depot site at the
western boundary is intercepted by a concrete spoon drain in the adjacent property so no upstream
flows are expected to encumber the site.


     2.2. Existing Drainage Patterns
The surface run-off from the existing site is captured in inlet pits within the existing driveway and a
trench drain at the driveway access that discharge to the Council stormwater infrastructure within
Rene St. At the rear of the site to the west, a small earthen bund at the approximate location of the
edge of the easement separates run-off running within the easement area from the run-off within the
rest of the site.
Roof run-off from the building appears to be discharged through downpipes into the stormwater
drainage running through the easement at the south of the site.
