The Characteristics of The Site

3.1. Site Characteristics
The subject site is a rectangular shaped parcel of land located at 141 Cooroy Noosa Road Tewantin

and is described as Lot 230 on MCH 4114, Parish of Weyba. A map showing the location of this site
is provided below.

The total site has an area of 6.50 hectares and there are no easements currently registered over or
benefiting the subject site. A number of uses are located across the site including the BP service
station (comprising an associated shop and vehicle service bays) located along the north eastern
frontage and shops (including a takeaway food outlet and hairdresser) located along the north
western frontage. The Big 4 Noosa Bougainvillea Caravan Park is located behind these uses on the
western half of the site with a relocatable homes park located on the eastern half of the site.

The site’s major frontage is to Cooroy Noosa Road with a central access provided to all uses.
Beckmans Road forms the western boundary with residential properties adjoining the east and
southern boundary.

3.2 Existing Infrastructure Servicing the Site

The subject site is serviced by standard community infrastructure including reticulated water supply
and sewerage, underground telecommunications, overhead electricity supply and associated street
lighting, bitumen roadways and kerb and channel.
