12 CODES
The following Noose Shire Council Planning Codes have been addressed as part of this
development. The code responses are attached in Appendix 7.
• Roads and Drainage
• Erosion and Sediment Contro
• Earthworks
• Water Sensitive Design
13 CONCLUSION
This Civil Engineering Report demonstrates that under the proposed plans, the lots will be
adequately serviced for stormwater, sewer and water from the proposed connections to the
infrastructure mains. Electricity and telecommunications will be provided to the lots with
connections undertaken in accordance with the requirements of the relevant authorities.
Stormwater detention and treatment will not be required as part of the development in accordance
with the Noosa Shire Council Planning Scheme Policy and State Planning Policy July 2017.
Stormwater will be collected and conveyed in a new pit and pipe network that outlets to the
existing stormwater network to the south west of the site, in the Ghostgum Court road reserve and
the Butler Street road reserve.
The existing water meter on Butler Street will be retained to service Lot 3. New water meters to
service lots 1 and 2 will be provided from the existing water main in Butler Street. New water
meters to service lots 4 and 5 will be provided from the existing water main in Ghostgum Court.
It is proposed to connect and extend the existing sewer mains that are within the vicinity of the site
to service the development. Details of the proposed sewer main extension will be developed in
consultation with Unitywater.
The existing asphalt crossover off Butler Street will be removed and the verge reinstated in
accordance with Noosa Shire Council requirements.
As no excavation is proposed to expose subsoil at or below RL 5.0m, the development would not be
subject to the State Planning Policy July 2017 and consequently there is no requirement for an
Acid Sulfate Soil investigation to be undertaken as part of the Development Application.
The development will be serviced for electricity and telecommunications via new connections to
the existing overhead and underground infrastructure in Butler Street and Ghostgum Court.
There are no reticulation gas mains located on the vicinity of the site. If gas is required to service
the site, APA will need to be contacted to arrange a connection to the site.
