2.3. Surrounding Land Uses
The site is bounded by Ocean Breeze Resort to the north and food and drink tenancies beyond.
Adjoining to the south is the site that the previous Golden Breed was located, which is approved for
a shop. To the west across Noosa Drive is the Noosa Heads bus exchange and to the east is the
French Quarter resort and restaurant and retail tenancies.
Laguna Bay is approximately 200 metres to the north.
3.   ASSESSMENT
3.1. Instruments for Statutory Assessment
Under the Planning Act 2016 the application must be assessed against each of the following
statutory planning instruments to the extent they are relevant to the development:
    State Planning Policy;
    South East Queensland Regional Plan;
    Planning Regulation 2017;
    The Noosa Plan.
3.2. State and Other Statutory Instruments
State Planning Policy
The Noosa Plan is generally consistent with the State Planning Policy July 2017 (SPP) and the SPP
raises no further issues relevant to the proposed development.
