5.2 BENCHMARKS

Information request:

‘_.. retailer types are benchmarked to different regions. DDSs are benchmarked to Brisbane
levels, while supermarkets are benchmarked to non-metropolitan Queensland levels’.

Response:

Tables 7.1 and Table 7.2 in the DA report, have been updated to allow for a consistent Queensland
floorspace provision benchmark to be used. These new benchmarks, relating to DDS and supermarket
floorspace provision, are provided in Tables 5.1 and 5.2 below. The change in provision and
subsequently derived floorspace deficiency is relatively minor.

For DDSs the Queensland provision equates to 175 sq.m per 1,000 residents, slightly below the Brisbane
average of 186 sq.m. This results in a reduction in the notional floorspace deficiency from 9,880 sq.m to
8,830 sq.m in 2031. In our view, for an urbanised region such as the Sunshine Coast it is more
appropriate to use the Brisbane benchmark, and hence we stand by the analysis in the DA report.

The Queensland supermarket provision is 373 sq.m per 1,000 residents relative to the previously used

Queensland non-metropolitan provision of 370 sq.m. This higher provision results in an inconsequential
increase in the notional floorspace deficiency from 10,590 sq.m to 10,870 sq.m in 2031.
