Comment
The above assessment demonstrates that the proposed development satisfies the relevant Overall
Outcomes of the Tewantin Local Plan Code.
A detailed assessment of the proposal against the balance of the Code is included in the supporting
documents. In summary, this assessment confirms that the proposal also generally complies with
the relevant Performance and Acceptable Outcomes in the Code. It should be noted though that
an alternative solution is proposed in relation to one Acceptable Outcome, AO4, which is discussed
further below:
8.3.1 ALTERNATIVE SOLUTION – ACCEPTABLE OUTCOME – AO4
Acceptable Outcome AO4 reads as follows:
“Development adjacent to McKinnon Drive, Butler Street, Cooroy– Noosa Road, Beckmans
Road, Moorindil Street, Poinciana Avenue, Doonella Street, Memorial Avenue, Sidoni Street
and Hilton Terrace incorporates landscaping that complements the natural species
occurring in the local area, protects existing vegetation within the road reserve and
incorporates design elements that add visual interest to the streetscape”.
Although the proposed landscape design includes species that are in keeping with the local area
and there are design elements within the building that will create an attractive street frontage,
based on previous discussions with Unitywater, it will not be practical to retain the four (4) existing
street trees in front of the site as a result of the need to reconstruct the existing water main which
is 1.5m – 1.8m from the road verge. The Arboriculture Report prepared by Tree Solutions which is
included in the supporting documents, confirms that this work will be well within the tree protection
