PROJECT URBAN – 16216 February 2021
zone (TPZ) of the trees and will significantly compromise their condition. The report advises that a
TPZ of 5-6 metres would normally be applied to these trees which should not be disturbed by the
proposed works. However, given the location of the water main it will not be possible to avoid
impacts within the TPZ and the report therefore concludes that it will not be viable to retain the
trees and a strategy to replace them should be pursued. On this basis, the landscape plan submitted
as part of the application documentation shows the replacement of these street trees within the
frontage of the site once the civil works required to satisfy Council and Unitywater have been
completed. Given the proposed landscape outcome it is considered that the proposal satisfies the
overarching Performance Outcome, PO4, which state that:
“The visual amenity surrounding the major road network and entry roads is protected and
enhanced”.
Given the proposed alternative solution complies with PO4, the proposed development is
considered to comply with all the relevant assessment benchmarks in the Tewantin Local Plan Area
Code.
