6 Service Vehicle Arrangements
6.1 Council’s Requirement
To assess the required number of service bays for the development, TTM has referred to the Council
requirements for service vehicles. Clause 2 (b) of Section 9.4.1.2 of Driveways and Parking Code within
Council’s Planning Scheme states:

“Adequate provision is made for the standing, parking, loading and unloading, access and
manoeuvring of service vehicles within the development site.”

The proposed development proposes a loading area accessible via Serenity Close.

6.2 Proposed Service Vehicle Arrangements and Their Adequacy
The total of four (4) loading bays are proposed within the loading area, suitable to cater for the vehicles such
as 10.7m Light Right Vehicle (LRV), 8.8m Medium Rigid Vehicle (MRV), 6.4m Small Rigid Vehicle (SRV) and
5.4m VAN. All servicing/refuse collections will occur in the loading area on Level 1, where the vehicle will
enter the site in a forward gear, accessing the loading bay and perform a single reverse manoeuvre and exit
the site in a forward gear once the refuse/servicing has been performed.

TTM Figure 22BRT0122-SK02 within Appendix C illustrates the manoeuvring of service vehicles to/from the
loading dock, all movements allow a minimum 300mm clearance.

The height clearance of 4.5m would be maintained in the loading area allowing full utilisation of the service
vehicle area for standing and manoeuvring.

For small deliveries, VAN bay is provided on Level 1 and Level 2 within the carpark close to the bin store and
service/maintenance lift in the eastern corner, respectively.

The proposed site conditions are considered adequate for the proposed development. All internal onsite
design complies with AS 2890.2-2002 Parking Facilities Part 2 Off-street commercial design.
