5       OPERATIONAL PHASE
        This section of the EMP has been broken into the following elements:

5.1     Element O.1: Advice for Bodies Corporate
        Policy:            To ensure that all future bodies corporate and residents are aware of the
                           environmental values of the Settlers Cove site and its surrounding habitats and their
                           responsibilities as future residents of this area.



       Strategy :             Develop an information kit for bodies corporate and future residents.



       Responsibility: Developer and Bodies Corporate.

       Management Actions: This EMP contains a number of actions, which are required to be
       implemented by bodies corporate and individual property owners and occupiers. While some aspects
       of ongoing management will be contained within the environmental covenant, many of the
       requirements and responsibilities will stem directly from this EMP and associated management plans.
       Accordingly, this section of the EMP is to be attached to Community Management Statement (CMS)
       for each of the lots. In addition, a Fire Management Plan (incorporating a Bushfire Information Kit)
       will be provided to each of the Bodies Corporate. This will be prepared for each of the lots at the
       Operational Works landscaping phase.

       The Environmental Covenant will present the obligations of the bodies corporate in regard to
       management of vegetation in the POSCWP area within each of the lots.

       Information to be incorporated into the CMS is to include:
        1.    Information on the environmental values of Settlers Cove area and the private conservation areas.
        2.    Recommended Landscaping species and landscaping/garden maintenance.
