Landscape Master Plan

Within Lot 5, conditions state (High Density Residential point 36) that:

“Eucalyptus tereticornis trees and their surrounding native vegetation on the area of Lot
5 approved for development, shall not be cleared until at least 25 Eucalyptus tereticornis
trees have been planted, are well established and attained 3m in height, in the Private
Open Space for Conservation & Waterways Protection.”

Criteria to be met for ‘well established’ is outlined in the Fauna Management Plan.

17.2 Selecting Trees and other Vegetation to be Retained for Landscape
Purposes

A Landscape Architect shall be involved as part of a multi disciplined team that decides

what vegetation is to be retained and protected during clearing operations. The full

details on the correct procedures for retaining and clearing vegetation is outlined in the

relevant Environmental Management Plans in the Vegetation Clearing and Retention

Strategy.

Criteria for selection of vegetation to be retained (in regards to landscaping purposes by
appointed Landscape Architect) shall be in general accordance with the following:

1. Not affected by building works
Vegetation within 5m. of proposed structures is free for clearance unless
specifically nominated as important by Landscape Architect in conjunction with
Council.

2. Safety — longevity and requirements for future maintenance
Development conditions call for consideration of long term viability of trees that
are retained. Residential Single Lots condition 34 and Residential High Density
condition 32 requires that vegetation and trees retained in development areas
shall be healthy and vigorous with an expected life span of at least 50 years. An
arborist's report shall be included in the relevant operational works applications.
Consideration is to be given to risk to public safety and property from limb
shedding and future obligation to carry out pruning.

3. Aesthetics, screening capabilities, form and shade
All native vegetation of good form and contributing to the landscape aesthetics is
to be valued for retention.

4. Habitat value for Koaia and Glossy Black Cockatoo
Measures are to be taken to preserve habitat trees for these fauna.
Note: specific approval is required for the removal or lopping of known Koala
habitat trees in accordance with Residential Single Lots condition 36 and
Residential High Density condition 34.

5. Slope stability
Particular priority is to be placed on native species currently assisting in soil
retention on steep slopes or in areas subject to overland flow of stormwater.
