SETTLERS COVE NOOSA Landscape Master Plan Type A Lots have native bushland known as Private Open Space for Conservation and Waterway Protection within their lot boundaries. In doing so, they generally have less area as their Building Envelope and more inherent constraints on saving existing vegetation. On this basis the majority of vegetation in these Building Envelopes will require clearing to allow for future lot owners to construct dwellings, structures, associated services, accesses and fuel control areas. Type B Lots differ from the above lots as they do not contain areas of Private Open Space for Conservation and Waterway Protection. Consequently their Building Envelopes are generally larger and offer a greater opportunity to save existing vegetation to form part of the future landscape of those lots. Clearing of High Density Residential Lots Building Envelopes The retention of vegetation during the clearing process within the High Density Residential Lots will be limited to facilitate the construction of buildings and associated services of each lot. Vegetation that is within areas of, and or may have, negative impacts on, built form, driveways and other accesses, services and fuel control areas will be required to be removed. Vegetation that is not affected by these shall be retained if it can form a viable part of the future landscape of that lot. Aim of Clearing Works within Road Reserves The Road Reserves subject to clearing are the proposed extension of Serenity Close and construction of Grosvenor Terrace otherwise known as new roads. Given the constraints including services, concrete footpaths, earth cuts, retaining and swale systems within the Road Reserve - Landscaped areas, the opportunity to retain existing vegetation for future incorporation into the streetscape is limited. Even so, habitat trees may exist that are able to be retained. To determine what vegetation is to be retained, criteria for selection of vegetation for retention is to be employed as outlined in the Environmental Management Plans. Treatment of Road Reserve Bushland areas are to comply with the Ecological Restoration Plan and Landscape Master Plan. All retention and clearing of vegetation will be conducted in accordance with the Vegetation Clearing and Retention Strategy outlined in the Environmental Management Plans. 17.4 Vegetation Removal & Mulching Vegetation requiring removal for the development of Settlers Cove shall comply with directions of the Environmental Management Plans. Vegetation removal, tree felling and pruning within Building Envelopes is to be undertaken in a manner consistent with horticultural industry best practice to avoid damaging surrounding vegetation and habitat. An ecologist shall identify habitat trees that are to be retained prior to clearing operations. Works on retained trees (pruning, lopping, root removal etc.) will be carried out be an arborist with qualifications recognised by Council.
