ORDINARY MEETING AGENDA 16 JUNE 2022

We seek clarity on this item. We do not believe providing an outdoor clothes line for every dwelling
is practicable.

Stockwell’s proposed wording –

Provide residents with access to an outdoor clothesline in the common area which is screened from
public view.

Officer response

The condition does not require that each dwelling unit be provided with an outdoor clothes line. The
condition requires that each unit has access to an outdoor clothes line which is screened form public
view. Accordingly, there is no need to change this condition.

Condition 34

34. A maximum of 125 car parking spaces must be provided and marked on the site and made
available and accessible at all times. The works must be undertaken in accordance with an
Operational Works approval and must include in particular:
      a. Minimum 9 visitor parking spaces and 4 motorcycle/scoter spaces within the total, which
are clearly marked for that purpose and accessible at all times for visitor use. These
spaces must be located outside of the basement.
      b. 1 disabled parking space within the total
      c. dimensions, crossfalls and gradients in accordance with Australian Standard
            AS/NZS2890.1:2004 Parking Facilities
Applicant’s position
The below table was included within our development application for the proposed number of car
parking bays and was supported by a traffic report. Stockwell made a conscious decision to include
appropriate numbers of car bays in response to reviewing many of the historical approvals within
Noosa. Many of the historical applications received significant numbers of submitters expressing
concerns over inadequate parking provisions. Secondary to this consideration there will be limited
street parking availability along Hofmann Drive. We had held many discussions with the officers
around this and this proposed condition had never been communicated. We have taken the project
to market with these car bays and the sales include the car bays. This condition jeopardises those
contracts.
