PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 12 JULY 2016
Figure 9 – Hydralogic Flood Map Extract for Lot 4, 20 Trading Post Lane
The discussions with Council’s specialists and review of submitted survey information indicate:
a) Almost all of the Lot 4 at 20 Trading Post Road is above RL 98.0m AHD, with the exception
of an open drain running along the northern boundary. As such, the land is considered
above 1%AEP Flood Level for 2100 climate change conditions which is estimated at RL
97.5m AHD.
b) The inundation for a 1%AEP (year 2100) flood event is not anticipated to extend onto 20
Trading Post Road. While there is potential for localised inundation from the upstream
catchment, it would only affect the two drainage paths within the site.
c) The land survey plan shows the existing house to be retained on this property has floor
level above RL 100m AHD.
It is therefore concluded the expanded development will not adversely impact on the flooding
conditions on upstream or downstream properties and complies with the requirements of the
Natural Hazards Overlay Code. Conditions are recommended requiring the following:
earthworks and drainage devices to be designed to maintain existing conditions on
neighbouring properties
fencing along the northern boundary line adjoining Prospect Park to ensure unobstructed
stormwater flows
Noise
The existing approval is subject to the requirements of an approved Acoustic Report which
addresses:
Road & rail noise intrusion into buildings
Mechanical plant noise emissions
Noise emissions from onsite activities
