New Community House
The larger 465m² community house will form part of stage 2 and incorporates an earth ramp to a
green roof and open and covered break out areas with 23 car parking spaces provided on the
lower level. The community house will be used similar to the existing building.
Open Space Uses
A playground is proposed as part of Stage 2. Further community consultation will be undertaken
to determine appropriate uses for the site.
The Staging of the development is proposed as follows:
Stage 1 includes:
   the construction of a 2 storey 612m² (gross floor area) ‘Digital Hub’ office building
   a 28m² flexi space to be used as either café/restaurant/office depending on market demand
   61 car spaces including 2 disabled spaces
   23 temporary car spaces in the south west corner of proposed lot 3
   public amenities
   the existing community house remains unchanged
It is noted that at the same time of stage 1, 21 additional car spaces are proposed along Rufous
Street. Councils Planning and Infrastructure Department is progressing this project, with the
works outside the scope of this application.
