                 Response to Information request

Please find attached amended drawings addressing issues raised in your information request dated 12
July 2022

In response to the individual items, we provide the following comments/clarification

    1. Issue

It is unclear from the submitted documentation if the proposed free draining table drain on the south side
of “Future Road” is included as part of Stage 1 works.

Information Required

Provide additional detail clarifying if the proposed free draining table drain is to be constructed as part of
Stage 1 works.

Response

All the works shown on the drawings form part of the stage 1 works as per the title on the drawings,
however, to clarify this we have amended the stage boundary on drawing C002 to include the table drain
and frontage works.

    2. Issue

During an inspection, Council identified significant pooling around the existing NBN Cable Pit. Council are
concerned that works may adversely affect the pit.

Information Required

Provide additional detail demonstrating that the proposed works will not adversely affect the existing NBN
Cable Pit. The additional detail must discuss what methods will be implemented to ensure the protection
of the NBN Cable Pit.

Response
Further investigation has identified the need for the NBN cable to be lowered and the pit relocated to
facilitate the drainage works. The note on drawing C003 has been amended accordingly. We are in the
process of obtaining a quote from NBN for these works. Note that the proposed drainage works will
eliminate the current ponding in the road reserve.

     3. Issue

The proposed table drain works along the frontage of 60 Glenridge Drive drains towards the north-west.
Council are concerned that the overland flow within the table drain will pool on the south-eastern side of
the existing driveway crossover due to the lack of drainage under the crossover.

Council recognise that as part of the Higher Order Approval, the developer and landowner came to an
agreement that the existing driveway crossover (and internal driveway) would be reconstructed to
accommodate for the proposed works.

Information Required

Provide an additional driveway design plan. The driveway design plan must be prepared by a suitably
qualified person (RPEQ – Registered Professional Engineer of Queensland) and include, but not be
limited to:
a. a design generally in accordance with Noosa Council’s standard drawing RS-056 and any
         associated addendum;

b. demonstrate that the overland flow within the proposed free draining table drain will not pool
along the southern frontage of 60 Glenridge Drive.

Response

There is no table drain on the south eastern side of the existing driveway crossover. The road is
constructed on an embankment in this location and run off generally sheet flows from the road reserve
into lot 8 and ultimately to the gully to the south. There is a minor depression (150mm deep) adjacent to
the existing driveway crossover which we have shown as being filled to eliminate the potential of any
water ponding in this area. Note that there is insufficient depth to install a pipe under the existing
crossover.

I can confirm that there is no agreement between the developer and landowner to reconstruct the existing
driveway crossover and internal driveway. Notwithstanding we agree that the crossover needs to be
upgraded in order to comply with condition 51 of the higher order approval. As such these works have
been added to our drawing C003.

We trust the above is satisfactory. Should you have any queries regarding this matter please contact the
undersigned.

Yours faithfully
