2.0 SITE LOCATION
The site is legally described as Lot 4 SP223007 or 184 Calanthe Avenue, Doonan, and has a site area of
17,637.46m2. The site is currently vacant. The site contains a number of vegetation covenants across the
site as shown on the Site Plan. Refer to Figure 1 below.

Key location features include:

    ●​ Lots surrounding the subject site comprise predominantly single dwelling houses;
    ●​ The site is surrounded by a mix of rural residential and environmental management and
       conservation.

3.0 PROPOSED DEVELOPMENT
This application seeks a Development Permit for a Material Change of Use (Dwelling House) in
accordance with the attached specialist documentation.

Built Form

The proposed gross floor area is 674.96m2 and the proposed site cover is 6.91%. The proposal is single
storey with a height less than 8 metres.
