SERVICES & ORGANISATION COMMITTEE MEETING AGENDA 12 FEBRUARY 2019

The Hub currently has five sources of revenue:
 Rental from anchor tenancies
 Co-work Memberships from individuals and businesses
 Payments for ad hoc use of facilities (e.g. meeting room bookings)
 Sponsorship from corporates
 Grant funding for programs and activities

2. TENANCIES

The Hub has two enclosed, private office spaces leased to anchor tenants on a multi-year basis.
Those tenants are atmail, a provider of cloud-based email solutions to telcos and enterprises,
and Commtract, provider of an online marketplace for freelance PR and Project Management
talent.

3. CO-WORK

The Hub offers two Co-work monthly membership plans aimed at people who are running, or
working for a technology company.

These membership plans are designed for people seeking entrepreneurial support to grow their
company, with the Hub team and fellow members providing mentoring, connections to investors
and helping them find talent.

The Bootstrapper membership plan is a full-time monthly membership for people who want a
dedicated space to base themselves. The Flex membership plan suits people who need to split
their time between hot-desking at the Hub and working at home or travelling.

The downstairs co-work area can accommodate up to 20 co-work members while the hot-
desking area upstairs can accommodate a further 8 simultaneous co-workers. There is an
additional area set aside upstairs for co-working which can accommodate an additional 12
members.

After a strong first quarter of co-work memberships, the Hub has seen a slower Q2 with a
number of member companies negatively affected by the correction in the crypto-currency
market. Unfortunately, a promising start-up with multiple co-work members has shut down with
others pivoting or pausing their businesses.

There is a core of around a dozen co-work members who have settled into the Hub and
contributed to a growing culture of collaboration and camaraderie. It has been gratifying to see
members who had previously not met, working on new projects together, assisting each other
with their respective skills and building friendships outside of the Hub - this is vitally important for
member retention.

A key area for improvement is the level of female representation amongst the co-working
membership. At times, there have been three female members but due to closures and travel, at
present there is only one.

4. STAFFING

The Hub needs to achieve an ambitious agenda with limited resources. A key goal for 2019 is to
achieve operational sustainability. The current resourcing model is to outsource property
management and leverage existing departmental resources where possible to assist the Hub
Director with operational duties.
