6.2 OFFICE FLOOR SPACE DEMAND ESTIMATE
To estimate the demand for office floor space at Noosa Civic based on the market share approach, the
following factors have been applied:
A base population for the Sunshine Coast region of 330,500 persons in 2013. Forecast population
growth to 2031 of 145,300 based on Queensland Government forecasts.
A labour force of 169,954 persons based on 2011 Census labour force participation rates for persons
over 15 years of age.
A total jobs estimate of 120,667 based on a jobs to labour force ratio of 0.71 (2011 Census).
Office based White Collar (core) workforce proportion of 13.7% of the total regional workforce. The
application of a 0.4% growth rate to this proportion to represent historical trends in increasing white
collar workforce levels.
An office based white collar employment number of 16,497 persons across the region in 2013.
An office based white collar employment floor space ratio of 13.9 sq.m per worker. This ratio has
been derived from existing office floor space estimates for the Sunshine Coast region and office
based white collar worker estimates.
This approach to estimating office floor space demand for the Noosa Civic catchment area and Noosa
Civic is presented in the following table.
