GENERAL COMMITTEE MEETING AGENDA 16 APRIL 2018

In this regard, the bushfire experts for Council and the appellant both advise that:
 The area of vegetation to the west within the Noosa National park, Peregian Section and the
small area within the site contain bushfire hazardous vegetation.
 The unit located in the north-western corner of the development and identified on the
Architectural plans as Unit 10, is within a required setback and as such is not supported.
 The development is currently a cul-de-sac roading system and as such should have an
alternative emergency access road and the position of this emergency roadway is from the
north-western corner of the proposed development to the cul-de-sac which services the
Peregian Beach Sports Grounds. This Emergency access will require the removal of the
     proposed Unit 10.
 The Emergency Access is to be gated and as the development will be under a Community
Title Scheme, an Emergency Management Plan is to be prepared and this will require the
body corporate onsite manager to ensure the emergency access is open and trafficable for
structural fires as well as a bushfire which involve the adjacent Noosa National park.
 The appellant’s bushfire expert notes …that the emergency access roadway would not join
with the end of Rufus Street outside the Peregian Beach Community Kindergarten but to the
end which provides car parking for the Peregian Beach.
