MCU14/0106 Appendix J - Retail Needs Assessment
Table 5.15 in Section 5 detailed the level of trade area escape spending to the Sunshine Coast LGA
($147.8 million) and Brisbane/Gold Coast ($64.4 million). This escape expenditure accounts for 13.7%
and 6.0% respectively of the total annual trade area resident retail spending of $1.075 billion for 2014
(refer Table 5.7). Quantium transaction data has been used to ascertain the level of escape spending to
individual suburbs throughout the Sunshine Coast LGA, Brisbane and the Gold Coast. The results are
shown below in Table 9.1. For example, main trade area residents are estimated to have spent
$83.8 million in Maroochydore in 2014 based on actual electronic card transactions.
An average expenditure of $95.10 per trip has been adopted in order to calculate the annual number of
trips that main trade area residents take to each location. This average expenditure has been calculated
based on a number of Queensland case studies which have been used to calculate the average basket
size of shoppers travelling a similar distance to visit regional shopping centres. This results in an upper
level estimate of shopping trips that main trade area residents take to each location. For example, if trade
area residents drove individually to Maroochydore the level of escape spending of $83.8 million would
equate to 882,000 trips at an average spend of $95.10 per trip. This is shown in the final column of Table
9.1 below.
Applying the same analysis to some of the other areas listed, main trade area residents are estimated to
have taken 134,000 trips to Nambour and 51,000 trips to Buddina in 2014.
Recognising that not all trips will be exclusively retail orientated, that multiple shoppers will sometimes
travel in the one vehicle, and that some trips will be on public transport, we have also provided a lower
bound of the trip numbers to the various out of trade area destinations based on 25% of the
aforementioned values. This is a conservative estimate.
The result of this analysis is that main trade area residents are estimated to have taken between 558,000
trips (low) and 2,231,000 trips (high) to the Sunshine Coast, Brisbane and Gold Coast combined in 2014
for retail specific purposes.
