MCU14/0106 Appendix J - Retail Needs Assessment
It is estimated that approximately 630 additional jobs would be indirectly created as a result of the 800
additional jobs directly generated from the ongoing operation of the expanded centre.
Furthermore, the construction of the development is forecast to provide employment for 430 workers for
the equivalent of one year. This in turn will create an additional 680 jobs throughout the broader
economy.
ENVIRONMENTAL BENEFITS
The redevelopment of Noosa Civic will provide an increase in the range and number of proximate retail
opportunities for Noosa trade area residents, and indeed many residents outside the trade area
particularly to the north and west, including in categories currently not provided. For the majority of trade
area residents, the ability to take advantage of an increased retail offering at Noosa Civic will significantly
reduce the time and distance required to travel to make these retail purchases.
The reduction in leakage from the catchment area will result in reduced distances travelled by car and
time spent on-road; this in turn delivers the following economic, social and environmental benefits.
Consumer Benefits:
consumer welfare (time travel savings);
fuel savings; and
vehicle maintenance savings.
Public Good Benefits:
health benefits of reduced vehicle emissions;
improvement in road safety;
reduced wear and tear on roads; and
environmental benefits of reduced vehicle emissions.
