4.8.2 SUNSHINE BEACH (DUKE STREET)
The Sunshine Beach Visitor Mixed Use Precinct is located on Duke Street in the suburb of Sunshine
Beach, approximately 6 km east of Noosa Civic. The centre is situated within the secondary north east
trade area and provides residents and visitors to Sunshine Beach with local retail facilities.
The Visitor Mixed Use precinct comprises approximately 3,300 sq.m of commercial uses, with retail uses
accounting for 60% of the GLA, and other business and community service uses accounting for around
40%. Given the strong presence of short term accommodation establishments in proximity to this centre,
the majority of retail uses at Sunshine Beach are food and beverage, or food retailing services, mainly
servicing the visitor market. Accordingly, the dominant non-retail uses are real estate services.
Whilst not situated within the Visitor Mixed Use zone, the Sunshine Beach Surf Life Saving Club is one of
the major land uses within Sunshine Beach and comprises around 900 sq.m of GLA. This has been
included in the floorspace survey for Sunshine Beach as it is also a popular dining location.
4.8.3 NOOSA NORTH SHORE
The Noosa North Shore Visitor Centre is located in the secondary north west sector of the Noosa Civic
trade area, approximately 7 km north of the subject site. Desktop analysis demonstrates that the Noosa
North Shore Visitor Centre is in quite a secluded area, with the main uses providing accommodation for
visitors. As such, no business use GLA has been included in the floorspace survey for this report.
4.9 NEIGHBOURHOOD CENTRES
The Noosa Plan identifies a number of neighbourhood centres which are to provide for the immediate
nearby residents and visitors. There are a number of neighbourhood centres including within Noosa
Heads, Noosaville, Tewantin, Sunrise Beach, Peregian Beach, and Cooroibah.
