4.9.7        PEREGIAN BEACH
Peregian Beach is located approximately 8.5 km south-east of the NSBC, in the secondary south east
trade area. Peregian Beach serves a significant role in providing local convenience shopping, business

and community services for the local community.

The land use survey at Peregian Beach included a survey of commercial uses on the land near the
intersection of Woodland Drive and David Low Way which has a Community Services zoning, and the
land uses around the Heron Street, Kingfisher Drive and Grebe Street area zoned Visitor Mixed Use,
Neighbourhood Centre and Open Space Recreation in the Noosa Plan.

The total floorspace at Peregian Beach is approximately 9,200 sq.m of which 35%, or 3,200 sq.m, is for
retail uses and 57%, or 5,200 sq.m, is designated as non-retail uses. The balance of the GLA (800 sq.m)
was vacant as at July 2014.

A large proportion (39%) of the retail floorspace at Peregian is occupied by cafes, restaurants and take
away food service tenancies. Specialised food retailing stores, clothing and footwear stores as well as
furniture stores and homewares stores each account for around 10% of retail space.

A high proportion of the non-retail floorspace at Peregian Beach were medical services and allied health
services which accounted for around 31% (approximately 1,600 sq.m GLA) of non-retail floorspace.
Tenancies within this category include the Peregian Beach Medical Centre which is situated within the
Marquesas Complex on David Low Way.

Another major non-retail use within Peregian is the Peregian Beach Surf Life Saving Club which accounts
for approximately 1,000 sq.m of non-retail GLA.

4.9.8        COOROIBAH
The rural township of Cooroibah is situated approximately 9 km west of Noosa Civic. There is a small
area with Neighbourhood Centre zoning on the corner of Lake Cooroibah Road and Lakeway Drive to the
west of Lake Cooroibah. A desktop analysis using NearMap shows that there is only one building on this
land of approximately 200 sq.m which, given it is not fronting the street, is most likely for residential use.


4.10         VILLAGE CENTRES
A number of smaller, rural based centres play a predominately local role in the centre hierarchy and focus
primarily on providing residents of the local catchments and passing motorists with convenience retail and
ad hoc commercial services. Village centres within the Noosa Shire are located at Pomona, Cooran, Kin
Kin and Boreen Point.

4.10.1 POMONA
Situated within the secondary north west sector, the township of Pomona is situated approximately 20 km
north-west of Noosa Civic. Village Centre zoned land in Pomona is concentrated along strip shop
precincts along Reserve Street, Memorial Avenue and Station Street. In addition to these, industrial and
commercial land uses were concentrated along Factory Street.

In total, there is approximately 8,500 sq.m GLA within Pomona. Around 53%, or 4,400 sq.m is classified
as retail GLA and 39%, or 3,300 sq.m, is non-retail GLA.
