At the time of inspection, there was approximately 700 sq.m of vacant GLA. The food retail requirements
of Pomona residents are partly serviced by a 1,500 sq.m IGA supermarket, whilst a considerable
proportion of the specialty retail shops are cafes, restaurants and takeaway food services, as well as
pharmaceutical and other-store based retailing categories which both accounted for approximately 20%
of the operating retail GLA.

4.10.2 COORAN
The township of Cooran is approximately 24 km north west of Noosa Civic and is situated within the
secondary north west trade area. Retail and commercial activities are focussed along King Street and
provide local residents with basic requirements. In total, there is approximately 1,300 sq.m GLA in the
Village Mix zoned area of Cooran, of which circa 30% comprises retail GLA (including a General Store)
and 70% non-retail GLA.

4.10.3 KIN KIN AND BOREEN POINT
The rural townships of Kin Kin and Boreen Point are approximately 40 km and 23 km north west of Noosa
Civic respectively. A desktop analysis of the built space on the land zoned Village Mix in these townships
was undertaken. There is an estimated 1,400 sq.m of floorspace in the Kin Kin township, including the
Country Life Hotel, Australia Post and a selection of buildings which have the potential to be either
business or retail uses.

There is an estimated 2,700 sq.m of built floorspace on land zoned Village Mix in the Boreen Point
township, however from the desktop analysis it appeared that the majority of the built form in this zone
was detached houses, and not for business uses. Thus no business floorspace has been attributed to
Boreen Point in the floorspace survey.

4.11 OTHER CENTRES
The following centres are situated within the Sunshine Coast Council region and as a result do not adopt
the same centre designation as the Noosa Plan.

4.11.1 SUNSHINE COAST REGION
There are a number of centres that are situated within the Noosa Civic trade area that are located within
the Sunshine Coast Council planning region. These centres include Coolum, Eumundi and Peregian
Springs South.

A review of Sunshine Plaza and the Maroochydore CBA is also outlined in this sub-section. Sunshine
Plaza is the highest order shopping centre in the Sunshine Coast Council area and as a result is an
important consideration, used by Noosa residents and tourists for a range of needs that are not found in
Noosa.

4.11.1.1 COOLUM
There are three centre zonings in Coolum which include the Coolum Beach District Centre, the Coolum
Local Centre (West) and the Coolum Local Centre (South). The role and function of Coolum, as well as
the current land uses and floorspace, are outlined as follows:

COOLUM BEACH DISTRICT CENTRE
The Coolum Beach District Centre is located on the beachfront in the suburb of Coolum Beach,
approximately 13 km south of Noosa Civic, within the secondary south east trade area. There is currently
approximately 9,700 sq.m of operating retail GLA and 9,000 sq.m of operating non-retail commercial GLA
in the District Centre.

The District Centre is anchored by the Coolum Village Shopping Centre which comprises
approximately 3,600 sq.m of retail GLA and is anchored by a 2,400 sq.m Coles supermarket. Supporting
specialty retail shops focus on providing convenience retail services to the local catchment and include a
selection of cafes, restaurants, takeaway food services, hairdressers, a pharmacy, newsagency and a
bottle shop. There is an additional 1,200 non-retail GLA which includes banks and financial institutions as
well as a medical centre and Australia Post.
