 Demography and Planning, Office of Economic and Statistical Research, Queensland Treasury and
Trade, medium series population projections for SA2s, prepared in 2014.
 The latest Broadhectare Study for South East Queensland prepared by OESR in 2013.
 Research on major residential developments currently underway or proposed within the trade area.

5.2.1 HISTORIC GROWTH
Over the six years to 2013, the population within the Noosa Civic main trade area has experienced
growth of approximately 8,635 people or 1.9% per annum (refer Table 5.1), reaching a total of 79,680
residents in 2013.

In absolute terms, this was predominately driven by population growth within the secondary south east
and south sectors, each sector increasing by around 430 people per annum. In percentage terms, the
secondary south sector grew at an average of 4.5% per annum, albeit off a lower base than the other
sectors.

5.2.2 LAND RELEASE PATTERNS
The location of major residential development activity over the past 7-8 years is shown in Maps 5.1 and
5.2. As previously mentioned, in recent years the majority of the trade area’s population growth has
occurred in the secondary south east and secondary south sectors, as a result of major residential
development in areas such as Peregian Springs.

The location of future major residential estates, as captured in the Broadhectare Study of South East
Queensland 2013 is shown in Maps 5.3 and 5.4. This study indicates the areas which are suitable and
potentially available for greenfield residential development. As the maps show, there is only a limited
amount of broadhectare residential land designated within the trade area. Growth is therefore expected to
arise from infill development and increasing densities.

According to the study, short term residential development is expected to occur in the southern extent of
the secondary south trade area where Emu Creek Road meets the Sunshine Motorway in Peregian
Springs. Other smaller short term developments are scattered throughout the trade area, with the larger
residential greenfield designations occurring in the primary sector and the secondary north sector around
Cooroy.

Large residential based land that does not have a specific time frame for development is expected to
occur in areas to the west of the Noosa township, especially around the townships of Doonan, Eumundi,
Lake McDonald, Cooroibah and Pinbarren.
