_241022 - 203 & 207 Gympie Tce - Preliminary Architect's Statement
Built Form: The overall built form of the proposal follows the design philosophy discussed at our recent meeting; The built form is broken up into a series of smaller elements separated by generous open air breezeways, reducing the bulk and scale of the proposal. The breezeway ensures the proposal has great cross ventilation and access to natural light and responds to the Noosa way of life. The public realm (ground level) is a generous landscaped terrace, with the building line on the ground floor protected by deep eaves, awnings and areas for outdoor dining. Opportunities for shaded outdoor space is provided by retractable awnings within the setback zone to encourage the space to be well used and not just a thoroughfare. The corner element is a highly detailed architectural element that is dynamic in nature and provides visual interest to the corner ( as described above) The materiality of the proposal has not been explored in much detail (yet) and will be further resolved as we progress. At this stage the design is more of a massing and area study. I hope this assists in understanding the proposal and the changes since we last met.
