roof for the ground floor below). The setback to level 2 has been increased to 8m, with the planter bed
extending to the 6m setback ( as part of the roof of level 01 below). I consider the planter bed's forward of
the setback are appropriate as they are <1m in height and form part of the roof structure for the level
below. Level 03 ( roof terrace) - Has been reduced in scope to only have two terraces with planter beds to
provide screening. Pergola structures are still included to these areas, as they are well setback from the
boundary and considered to have little impact to the surrounding neighbourhood.
● Thomas St: We have redesigned the corner element as per the below. Other changes include a
reduction in setback to T3 and T4, to respond to the existing street condition in this area, which currently
has a nil setback at ground level and has a neighbouring property that has both nil setback as well as a
street awning over the footpath. The revised setback to T3 and T4 acts forms a transition from the nil
setback of the neighbouring property to the 6m setback of T2. This will provide a more interesting
streetscape ( varied setbacks) and a nicer pedestrian experience when walking along thomas st.
Proposed bi-fold windows and bar style seating along this reduced setback facade will provide for better
activation of the street than a 6m setback and add another layer of visual interest. Level 01 and Level 02
setbacks have been increased to 6m and 8m respectively.
● Albert St: A similar strategy to Gympie terrace has been adopted, with setbacks of 6m on ground floor,
5m to a cantilevered planter bed on level 01 and 8m setback to level 02. The only encroachments to the
setbacks are for planter beds incorporated in the roof of the level below.
● Corner Element & Pool Tce: The corner element has been redesigned to be smaller and with a finer
grain appearance. It has been reduced in height, and the extent of structure forward of the 6m setback
has been reduced with the structural slab and roof beam at 4.5m setback. We propose a series of timber
clad sun shading screens that cantilever over the public space below, creating a dynamic and interesting
corner element that looks different from all angles. A deep slab edge provides visual separation between
the public space below and the terrace above. Planter beds between the sun shading blades allow for
vertical plantings to encapsulate the corner element over time. This has been designed to be an open
style structure akin to an oversized pergola that addresses the corner. The openness and sculptural
quality of this space should be considered when assessing the setback encroachments. We propose that
this space remain unroofed.
Height - To reduce the extent of height encroachments, Level 3 has been redesigned and the roof terraces have
been reduced to only 2, both of which are screened with perimeter planter beds that will hide the pergolas and roof
structures once established. The extent of height encroachment is a very small portion of the site and is located away
from the perimeter of the proposal. The roof elements on this level above the 12m height are limited to above the
external stairs only. The pergola structures are of an open nature and assist in defining this space for their users. We
propose sun shading devices to be used ( ie timber battens, umbrellas, retractable awnings within the pergola
structures. It should also be noted that the roof structures will not be visible by pedestrians from the adjacent streets.
