Issue
AO13 of the Rural Zone code details that development on land adjoining the major road
network is to minimise impacts on the scenic amenity of the roadway.
Information Required
2. Provide further information as to landscape treatments that will visually screen and
soften the development from Sister Tree Creek Road.
Issue
The existing dwelling on site is currently listed on-line as ‘Mayan Farm’ offering bespoke,
luxury accommodation ideal for special occasions, weddings, dinner parties, corporate
functions. Up to 8 people are indicated as being able to stay at the dwelling.
Information Required
3. Provide further information as to how this existing dwelling is to be used in context with
the current proposal. If the premises are to be used for short term accommodation the
application and proposal plans will need to be amended to reflect the proposed use.
Issue
There is insufficient information regarding how the proposed use will be accessed. The
relevant part of the subject site has two existing access points: a gated driveway along Sister
Tree Creek Road and an unsealed driveway along Gradys Lane. Council have concerns
regarding the safety of the existing access points due to the current road conditions and the
expected increase in vehicle movements and guests being unfamiliar with the area.
Information Required
4. Provide additional detail that demonstrates how the proposed use will be accessed, ie;
whether that be via Sister Tree Creek Road or Gradys Lane. Please note that on a
preliminary assessment it is unlikely that Council will support vehicle access to the
proposed development. The detail must be prepared by a suitably qualified person
(RPEQ – Registered Professional Engineer of Queensland) and include, but not be
limited to:
a. a driveway design that is generally in accordance with Council’s standard drawing
RS-056; and
b. an analysis to demonstrate how the access is in accordance with the relevant
standards and the access can function safely
c. an assessment of the existing intersection of Sister Tree Creek Road and Grady’s
Lane with comment in regard to any necessary improvements to cater for the
additional traffic movements
Issue
There is insufficient information for Council to assess how the effluent and stormwater runoff
generated by the proposed development will be controlled and collected.
Information Required
5. Provide stormwater and effluent management plans for the proposed development. The
management plans must be prepared by a suitably qualified person (RPEQ – Registered
Professional Engineer of Queensland) and include, but not be limited to:
a. an on-site effluent system capable of servicing the proposed development;
