This letter has been prepared to outline incorporation of the new hotel refuse arrangements to be submitted to Noosa Shire Council. The summary of waste arrangements supports previously submitted waste management documentation and confirms refuse volumes and associated equipment required for the site. The proposed development comprises of a new hotel to be constructed on the north-eastern side of the site. The refuse provisions for the existing clubhouse will remain unchanged whilst additional provisions are proposed for the new hotel. Note, consolidated collections for the site are proposed with no changes to the existing collection methodology. Further, the existing clubhouse remains largely unchanged with only minor changes proposed to non-waste generating areas i.e. storage rooms and refuse room expansion. In general, Colliers International Engineering & Design agrees in principle with the calculation of the waste volumes in the waste management report prepared by Vision Hospitality, however the below demonstrates compliant waste arrangements using more recently published refuse generation rates from the Sunshine Coast Council SC6.18 Planning scheme policy for waste management code. Development Summary Table 1 below provides a summary of the new hotel which will provide accommodation units and retail F&B. Refuse Summary
The generation rates used for the calculation of non-residential refuse produced have been applied based on
rates recommended by Sunshine Coast Council. These rates have been adopted as they are more current and
are provided in volumetric units.
The collection frequency for the new hotel will be as per existing conditions but serviced by Council instead of
a private contractor. Both general and commingled recycling will retain a collection frequency of 7 days per
week for general waste and 2 days a week for recycling. Provisions for this collection frequency have been
organised with Council.
Note the calculations below are based on a 100% hotel occupancy rate. This satisfies the requirement for
development consent but is not reflective of actual refuse generation which is expected to be less than
estimated.

on the generation calculations above.
As refuse volumes may vary from assessment benchmarks, bin numbers and sizes may need to be altered to
suit the building operation. The tables depict the maximum number of bins and equipment expected.

Refuse Collections
All refuse will be collected by Council’s appointed refuse collection contractor. As per existing site conditions,
RCV’s will enter into the site in a forward gear from Resort Drive and perform a single point reverse manoeuvre
into the designated loading area. Once the collection service has been performed, the RCV will exit site in a
forward gear onto Resort Drive.
Note the existing refuse collection methodology on site remains unchanged.
Refuse Storage and Transfer
All refuse from the new hotel will be stored in the bulk bins within the new hotel refuse room located on
ground floor. Facilities management transfer the bulk bins to the existing clubhouse loading dock for collection
on a daily basis for collection and return them post collection. Bins will be placed within a temporary bin
holding area within the loading dock with minimum dimensions of at 2m x 4m. An electric tug may be used to
assist in ease of transfer of bins.
Note the existing clubhouse bins previously placed within the loading dock will be moved to new waste storage
rooms adjacent to the loading dock. There is no major impact to the loading dock size therefore adequate area
remains for the temporary placement of the new hotel bins.

Refuse Disposal Each accommodation unit will be provided with waste receptacles to store at least a day’s worth of waste. Staff/ cleaners will be responsible for transferring waste from these receptacles into the appropriate bulk bins within the refuse room located at ground level. For the café & lounge bar, the number and location of bins provided will be determined during tenancy fit out and careful consideration should be given to the placement and types of bins to optimise source separation as outlined. Retail waste will be captured by 30L bins that will be placed within the kitchen or back-of-house area to meet the design or layout criteria of the cafe or restaurant operators. After each day of service or between peak operating periods, waste will be transferred by staff to the refuse room and placed / decanted into the bulk bins. Cleaner’s trolleys can be used to assist in ease of waste transfer to the bulk bins. Summary The proposed refuse storage area for the new hotel accommodates all the equipment required based on a conservatively high waste generation estimates. The additional refuse generated poses no significant impact to the existing collection strategy for the development which will continue service as per existing site conditions. Though there is an increase of waste generated on site, the frequency of waste collection remains unchanged. Colliers considers the proposed refuse management arrangements within this letter appropriate for the site to continue to provide safe and efficient operations.
