        d)     Provide soil profiles to show that all excavations will be within filled
               material. Where excavations are proposed into native soils, provide an
               acid sulfate soils assessment in accordance with the Acid Sulfate Soil
               Management guidelines to demonstrate that the proposed activity will
               not result in release of acid sulfate soils generated metals through
               groundwater dewatering.




Applicant Response
Please refer to refer to Attachment 1 – Correspondence for SCG Consulting Engineers,
dated 1 November 2016 which sets out the responses to the issues regarding
stormwater management. In summary the bio-retention basins have been sized in
accordance with relevant guidelines and standards.

A revised stormwater management plan has been prepared (Dwg No. 26232-SW1, Rev
A, dated 1/11/2016) and is included at Attachment 2.

Soil testing has been carried out on the site and it has been determined the proposed
excavations will not extend into natural ground or groundwater tables in these
locations. A copy of the report is included at Attachment 3.


Issue – Bicycle Facilities and end of trip facilities
The Business Uses Code requires Industrial Type 2 and entertainment and dining
businesses to provide bicycle parking and end of trip facilities. The proposal plans do
not indicate either.

Information Required
2        Please provide bicycle parking and end of trip facilities in accordance with
         Probable Solutions S31.2 to 31.5 inclusive.




Applicant Response
We refer to revised building plans prepared by Ace Space Design (Dwg Nos 01-04,
Revision K, dated 25/10/2016) included at Attachment 4 and in particular, Dwg No. 02
Ground/Site Plan which shows the required bicycle parking and end of trip facilities.
These include:
    •   4 bicycle spaces (Class 3) provided at the front entry of the building for visitors;
    •   16 bicycle spaces (Class 3) located at the rear of the building for employees;
    •   10 staff lockers located along the rear of the lunch room; and
    •   Shower amenities for staff.
