The Lot is assumed to be a Category 3 lot. Therefore, in accordance with Table 4 the dwelling is exposed to BAL FZ. An application for additional vegetation clearing can be made to NSC to increase the separation distance hence lower the resultant BAL acting on the building. The extent of proposed vegetation clearing should be identified on the proposed building plans. Generally, NSC is amenable to approving vegetation clearing to secure no less than BAL 29. 5.3 Vegetation Management The vegetation between the dwelling and the adjacent edge of the hazardous vegetation must be maintained as low threat vegetation in order for the BAL ratings to be valid and to maintain these BAL ratings into the future. Vegetation conditions within the setbacks attributable to each BAL must comprise low threat vegetation as per the definition prescribed in the Standard in order for the BAL construction standards to be effective as intended. Clause 2.2.3.2 (f) of the Standard defines Low threat vegetation as: © 2021 7
