5 STORMWATER INFRASTRUCTURE
5.1 Existing Infrastructure
A DBYD search and detailed survey has identified the following stormwater infrastructure within the
vicinity of the subject site:
Existing Concrete Box Culverts, 4 x (600mm x 1200mm) traversing under 17-19 Hofmann Drive,
Noosaville (Lot 3 on SP126203) to the southeast of the proposed development located within the
stormwater covenant south of proposed LPD;
Existing Council stormwater infrastructure consisting of 375mm stormwater pipes and gully pits
external to 17-19 Hofmann Drive, Noosaville (Lot 3 on SP126203) traversing Hofmann Drive
southeast of the proposed development; and
Existing Council stormwater infrastructure consisting of DN300 stormwater pipes and gully pits
external to 17-19 Hofmann Drive (Lot 3 on SP126203) near the north-eastern roundabout.
Refer to Appendix A for the detailed survey for further information regarding the existing stormwater
infrastructure.
Note: Existing optical fibre cables are shown on the survey within the development area and are to
be considered during detail design and construction stages.
5.2 Lawful Point of Discharge (LPD)
5.2.1 Existing LPD
Based on information gathered via survey and contour data, aerial imagery and previous
Development Approval investigation, it has been determined that the subject site discharges
stormwater flows via overland flow to the stormwater covenant (Covenant J) as identified in the
survey plan (refer to Appendix A) along the eastern boundary of the site, which feeds the culverts
under Hofmann Drive as discussed above.
5.2.2 Proposed LPD
The proposed primary LPD for the development is the same stormwater covenant as the pre-
development case, which is consistent with the RAL application approved by P & E Court Order No.
765 of 2020. As a part of the proposed subdivision works across the site (refer to Appendix H for
associated civil plans) a stormwater connection is to be provided to each of the three (3) proposed
lots that make up the development site. These connection points drain to the drainage covenant
discussed previously. It is anticipated that as a part of the proposed building works these three lots
will be amalgamated, and these existing connection points will be removed and replaced with outlets
to suit the proposed development. These outlets primarily discharge directly to the open channel to
the east of the site, though a portion of Catchment B3 will discharge to the kerb and channel in
Hofmann Drive, which in turn discharges via existing gully pits to the same point as the drainage
covenant on the far side of Hofmann Drive.
Refer to Appendix C for the Preliminary Layout Plans prepared by this office.
5.3 External Catchment
The proposed balance lot to the west of the site presently drains through the development area,
along with a portion of the adjacent shopping centre service driveway. The approved subdivision
plans prepared by Barlow Shelly (refer to Appendix H), indicates that the works associated with the
proposed RAL (P & E Court Order No. 765 of 2020) will divert these flows away from the development
area.
