The pertinent issues arising out of the assessment are discussed below.
Built form
The planning scheme seeks that development is compatible with surrounding development, and
maintains the character/heritage/country feel of Cooroy without necessarily mimicking those styles.
The proposal was extensively reviewed by Council’s external consultant architect, NRA
Collaboration Pty Ltd – Noel Robinson and Peter Cain. Roof form, setbacks, external finishes,
street awning and street trees were raised as key matters during the negotiations with the
applicant. As a result, each building has a different roof form with contemporary heritage elements
and has been purposely designed to complement the existing streetscape which is varied in
building form. The convenience shop building provides a central ridge with a raised semi gable
end. The office/multiple housing is one building with 2 different traditional roof forms and utilises a
contemporary screen to the front elevation to provide privacy, some weather protection, a vertical
element and reflects a traditional parapet element to the building.
