Design requirements affecting GFA -

Broad design requirements are taken from the 2006 Noosa Plan’s ‘Noosa Heads Locality
Plan’ which regulates development the Noosa Heads ‘core area’. The following aspects
were considered in calculating GFA:

Height – Core areas are envisaged to have the following height limits under the Noosa
2006 Plan’s ‘Noosa Heads Locality Plan’:

Visitor Mixed Use Zone – height generally limited to low scale (8 - 10m or and 2 to
        storey limit).

GFA considerations - Visitor mixed use zones are expected to have non-residential
components occupy the ground level hence in our opinion, their GFA should be limited to
service functions within the immediate locality. The GFA calculations are based on the
following considerations:

 Site cover of 35% as specified in the 2006 Noosa Plan’s ‘Eastern Beaches Locality
         Plan’.
 Estimated GFA capacity is based on 35% site cover calculation limited to the first
         level.
