Application No. DAInfoReq 12724260
Attached to the e-mail Further Information Request - MCU14 0049 & OPW14 0279 Warehouse (Self Storage) at 64-66 Rene St Noosaville.
MCU14/0049 Information Required 2 Submit amended plans that demonstrate compliance of the proposed parking spaces with Australian Standard. Issue Vehicle Manoeuvring – lack of vehicular turning areas at the ends of the driveway aisles on the basement and ground levels. Information Required 3 Provide amended plans that demonstrate that adequate turning areas (for B99 Vehicle) are provided at the dead ends of the aisles on the basement floor level (the elevations plan No OGSS-001-06 Rev B indicates that this aisle terminates with RC Block Wall) and on the ground floor level. Suggested measures for consideration may include eg deletion of storage spaces 167 (on the basement floor level) and 215 or 207 (on the ground floor level level) to provide the required turning areas. Issue Loading docks - Ground Floor. Information Required 4 Provide information of type of vehicle/s, dimensions and line making details for the loading docks on the ground floor level that demonstrate adequate loading space available, such that no hindrance or obstruction is created to the movements of other vehicles accessing the site or the driveway to the storage units. Issue Water Sensitive Design - The proposal has not demonstrated compliance with Water Sensitive Design Code of The Noosa Plan or the Queensland State Planning Policy for Water Quality Management. In particular, the Queensland State Planning Policy requires that all new developments must be designed to remove 80% Total Suspended Solids, 60% Total Phosphorous and 45% Total Nitrogen from stormwater released from the site compared to if no filtration/mitigation was provided. There are a number of ways this can be achieved. Healthy Waterways has issued a Deemed to Comply Solutions document which is one method to achieve the required pollutant reduction. This solution requires that all hardstand areas drain to a bio-retention basin whose filter media area is sized to equate to 2.2% of the size of the contributing catchment. The filter media surface is typically set 30cm below the surrounding surface level. To avoid short circuiting, fall hazards, and general amenity, adequate area must also be provided in addition to the filter media area to allow batters to be incorporated between the surface level and filter media level. The receiving stormwater pipework system also generally needs to be located at least 1m below the surface level. Information Required 5 Demonstrate how the development has adequate area and stormwater drainage capacity available to meet the requirements of the Noosa Plan Water By Design Code and Part H, Appendix 3 of the Queensland State Planning Policy. 6 Provide preliminary stormwater management plans demonstrating adequate drainage to and from the water treatment device(s) is achievable Page 2 of 3
