Council’s Reference: MCU16/0138.03 Our Reference: 02911 L02 NG Our Contact: Nadine Gorton 15th September 2021 Chief Executive Officer Noosa Council PO Box 141 TEWANTIN QLD 4565 Attention: Planning Assessment Dear Sir/Madam, RESPONSE TO INFORMATION REQUEST OTHER CHANGE APPLICATION TO DEVELOPMENT APPROVAL MCU16/0138.03 (DUPLEX DWELLING) FOR SHORT TERM ACCOMMODATION OVER LOTS 1 AND 0 ON SP308427 AND LOCATED AT UNIT 1/113 GYMPIE TERRACE, NOOSAVILLE: MCU16/0138.03 I refer to the above application and the information request issued by your Council and dated 11th June 2021. This request listed 4 items that Council considers is necessary in order to complete its assessment of the above application. The applicant provides the following response: Item 1: Provide the number of guests that the premises will be accommodating for. Applicant’s Response to Item 1: The applicant indicates that up to 6 people will be able to be accommodated in the three bedroom unit. Item 2: Provide a set of house rules explaining how the outdoor entertainment area will be limited to preserve amenity. Applicant’s Response to Item 2: This item can be appropriately included as a condition of approval. It is noted that Council has approved short term accommodation uses with conditions limiting the use of the outdoor areas after 9pm each night. The applicant is willing to agree to a condition in this regard. Item 3: Provide additional justification as to how the proposed development will not impact the residential neighbourhood predominantly remaining as homes to permanent residents. Applicant’s Response to Item 3: The area detailed in the information request as being a neighbourhood is considered inappropriate as it defines a very narrow geographical area based on nearby road and waterways and excludes areas that contain local services such as shops which area located further to the east and west of the site. The applicant is seeking approval for a use that is consistent in the zone and will not impact on the amenity of the area.
