175 Eumundi Noosa Road, Noosaville
3.0 Retail Need and Impact
This section evaluates the potential impact of the convenience retail floor space in the Proposed Development
as part of the Service Station. It includes profiling of current uses, and assessment of existing and proposed
retail trading levels to determine the size, if any, of impacts.
3.1 Expenditure
3.1.1 Local Catchment Only
The Proposed Development is planned to provide local convenience retail supporting fuel-based customers
and the local community. As such, the impacts of the convenience retail will be assessed within the context of
the local Noosaville SA2. This area is identified in the following map.
3.1.2 Current and Projected Expenditure Pool
Applying the MarketInfo 2016 expenditure data profiled in section 2.3.1 and the estimated and projected
population for the Noosaville SA2, RPS estimates that local households generate a total retail expenditure
pool in 2016 of $146.9m. This is expected to grow to $151.2m in 2018 and $196.0m in 2036.
