Service Station and Convenience Retail Assessment

2.7 Findings
The assessment by RPS demonstrates that there is sufficient demand for an additional 24hour, full-line Service
Station in Noosaville to support demand generated from passengers in the Study Area and business and
industry activity in the Noosaville local area. The Subject Site is strategically located in the existing cluster of
employment and economic activity, centrally positioned on Eumundi-Noosa Road and opposite Bunnings
Warehouse (a major traffic attractor). This will aid in the convenience by which it services residential and non-
residential demand in the Area.
