General Note During the preparation of the response to both Information Requests, our client’s builder terminated the building contract. As such, a new builder had to be sought, along with new Dwelling House plans prepared. Please refer to Appendix A – Amended Plans for reference. The new Dwelling House plans do not result in substantially different development, is still located in the location of the original Dwelling House and utilising the existing driveway constructed by the previous owners of the site, thereby not having any more of an impact on the site than the original Dwelling House proposed. The proposed application has not provided a bushfire report with the submitted clearing plan, and therefore has not demonstrated that the clearing is reasonably necessary for the control of bushfire risk to a building or structure. In order to ensure that the development meets PO12 of the Biodiversity, Waterways, and Wetlands Overlay Code, a bushfire report will need to be provided to demonstrate that the amount of clearing, within the biodiversity, waterways and wetlands overlay, to facilitate the dwelling house and access is reasonably necessary. 1. Provide a bushfire management report in accordance with Planning Scheme Policy 8 - SC6.9.4 Bushfire Hazard Assessment report and management plan. The assessment must: • provide a plan identifying the proposed access location • identify the movements sought at the access. There are currently double lines for the full frontage of the site. The assessment must confirm if left-in / left-out only movements are sought. If seeking an all-movements access, undertake a safety assessment and turn warrant assessment. • demonstrate that visibility at the access point achieves the relevant sight distance requirements in the Department of Transport and Main Roads’ Road Planning and Design Manual and relevant sections of the Page 1 of 2
