maintenance of the shrub and ground cover will not impact on the existing and future ecological values of the site. The area within and around the Eco- cabins is an area within which some plantings of native species can be undertake in accordance with the approval of the Concept Rehabilitation Plan. it is also important to note that this area will also be managed on a day to day basis to ensure that local understorey and groundcover vegetation do not present a bushfire risk to the proposed Eco-cabins. Further the management will also identify and disperse any buildup of fine fuels within this area 10. The Weyba Creek Corridor - 1. This corridor along the western boundary of the development site is approximately 98 metres in total width, however it includes an area of tidal land dominated by mangrove and low saline vegetation i.e. seagrass. The remainder is littoral vegetation with dominant canopy and limited understorey and groundcover. 2. The resultant width is approximately 28 metres and contains vegetation similar to that occurring within the development footprint and while it has lesser impacts in the understorey, over time a number of the environmental weed species have also invaded this area. 3. Based on the proximity of this narrow corridor of vegetation that will not be affected by the development it is deemed to be an area of low bushfire hazard class. The Reserve land to the north - 1. As indicated above much of this land is dominated by wetlands with Typha orientalis or areas of sedgeland dominated by sedges, Gahnia sieberiana, and ferns, with relatively small patches of regrowth Melaleuca quinquenervia, Acacia spp. and Eucalyptus robusta. It is noted that the existing RACV Noosa Resort provides a shielding effect for Lot 1 and the car parking area as well as a mitigation of any radiant heat exposure for the Eco-cabins 2 & 3. The width of potential exposure Eco- cabins 3 and 4 is approximately 20 metres and as such this is considered to be a low threat from a bushfire event. Conclusions Based on the above discussion the following conclusions have been made: - 1. The bushfire hazard mapping over and within 100 metres of the development site can be reduced to low bushfire hazard based on the status of; a. The patch size, and/or b. The lack of connectivity of continuous fuels with a width of greater than 50 metres and less than 100 metres, and/or c. The structure and species dominance in the groundcover and understorey within surrounding patches, and d. With respect to the development footprint, the bushfire hazard will be removed and managed into the future as a natural consequence of the development approval. This includes the corridor of vegetation between Weyba Creek and the western boundary of the proposed development. While the vegetation within the reserve to the north and for a distance of greater than 100 metres to the north of the development has been mapped as an area of low bushfire hazard, this area can carry a vegetation fire with expected RFA18-048 — 22 - RACV Noosa Resort — Eco-Cabins - Bushfire Hazard Assessment and Mitigation Plan Rob Friend & Associates Pty Ltd 28°" of May 2025 98
