fire runs of greater than 100 metres and as such it has been deemed for the purpose of this development to be an area of Medium bushfire hazard. 4. However, given the width of potential exposure is no greater than 20 metres, the bushfire risk is considered to be low Bushfire Mitigation specifications The following bushfire mitigation specifications are provided to ensure the development adequately protected from a vegetation fire that may threaten the development from the Reserve land to the north. Access a) Access for Emergency Service, Urban Fire Brigade is provided to the car parking area and be in accordance with the QFES Fire Hydrant and Vehicle Access Guidelines for Residential, Commercial and Industrial Lots (QFES, 2015). Water sources a) The development is connected to the Council reticulated water supply. While the location and specification of hydrant standpipes would normally to designed and identified in the detailed engineering drawings, it would be reasonable to hydrant standpipes to be located in locations where they can be accessed for both a vegetation fire and/or a structural fire within the development site. Therefore, it is recommended that the following locations be considered in the detailed design process: - i. At the entrance near the boardwalk to Cabins 14 & 15. ii. between Cabin 1 and Cabins 2/3 iii. near Cabins 4/5, b) qd) f) iv. at Cabins 6/7 v. between Cabins 8/9 and 10/ 11, and vi. between Cabins 10/11 and 12/13 All hydrant standpipes are located and designed in accordance with the Vehicle Access Guidelines for Residential, Commercial and Industrial Lots (QFES, 1015). A fire hose with a 20-metre-long hose be located at each Eco-Cabin in addition to the proposed hydrant standpipes. The fire hose is to be connect to the Resort’s reticulated water supply. All piping for the hydrant standpipes and Eco-cabins fire hoses could be located under the boardwalk. However, this is to be specified in the detailed engineering design drawings and specifications for the Building and Plumbing Certifiers. Asset Protection Zone a) b) Eco-cabin 1 and 2 & 3 are to be separated from the potentially hazardous vegetation to the north by a 10 metres wide Asset Protection Zone (APZ). The APZ is to consist of a 10-metre- wide management zone which will be planted with low groundcovers and low and prostrate shrub species in accordance with the Concept Rehabilitation Plan (Gondwana Ecology Group, 2023)(see Figure 11). Due to the current level of weed dominance within the APZ area (Zone 4 in the Concept Rehabilitation Plan), maintenance of Zone 4 is to be a year- round exercise as a vegetation fire may involve the reserve land to the north at any time during the year and particularly in periods of low rainfall and higher and average temperatures. However, once the planted vegetation within Zone 4 has reached a level of maturity and cover RFA18-048 — 22 - RACV Noosa Resort — Eco-Cabins - Bushfire Hazard Assessment and Mitigation Plan Rob Friend & Associates Pty Ltd 28°" of May 2025 99
