Log in to see the plans as drawnExecutive Summary AquaIntel Pty Ltd was commissioned by TOD Consulting Engineers to prepare an Integrated Water Management Plan (IWMP) for the proposed development of a tavern, bottle shop, residential, commercial and specialty shop site as part of Noosa Fair at Noosa Junction. The site is currently fully developed and operates as the Noosa Bowls Club. The site itself consists of the club house and three bowling greens with the rest of the site being carpark and access. The majority of the site grades from the east (Lanyana Way) to the west (Noosa Drive). A small part of the site drains back to towards Lanyana Way. Currently stormwater from the site is collected via internal drainage and discharged into Pinaroo Rotary Park to the west. The site does not have any external catchments that contribute to the site. Environmental best management practices are proposed for treatment of stormwater flowing through the site. Stormwater will be treated by a number of treatment devices prior to discharge to the receiving environment. The stormwater treatment train for the site will include collection of runoff from roofed areas in rainwater tanks for re-use, with overflow and runoff from carparks directed into bioretention areas prior to discharging off-site. Non-worsening of peak flows has been demonstrated through the incorporation of detention systems in two of the sub-catchments. The catchments draining to the west do not require mitigation measures as the catchment area has been reduced from the existing to the developed scenarios. This Integrated Water Management Plan demonstrates that effective treatment of stormwater at the proposed development can be achieved through the application and appropriate design of Water Sensitive Urban Design (WSUD) principles in accordance with legislative requirements and best practice guidelines. The treatment train proposed for the development site achieves the performance criteria set by the Sunshine Coast Regional Council. Through the implementation of detention systems within the catchments non- worsening criteria has been achieved to ensure no downstream impacts.
