South/East: The south-eastern boundary of the site adjoins Pearsons Road. Developments
opposite the site generally consist of low set detached residential dwellings.
West: The western boundary of the site adjoins Elm Street. An existing railway
corridor is located adjacent to Elm Street on the western side.
It is considered that the proposed development will have no negative impacts on surrounding
properties as it will be included within an existing building on the subject site.
