RE MCU23/0019 2a Woongar Street Boreen Point 9.5.23 I am writing to express concern over the planning application for a material change of use on freehold land at Boreen Point for lot:16 Plan :RP 112348. Boreen Point is a unique village populated by people who value the natural flora and fauna of the area and who moved here because of the quiet undeveloped nature of the village. The fragile nature of the foreshore means that it requires careful management. Recent years have seen extensive degradation of the foreshore area throughout Boreen Point due to higher visitor numbers and weather events. The land in question is a large lake front parcel covered with endemic vegetation which has great environmental significance. While the material change of use may enable the land holder to get a greater return on their investment it would adversely affect the 11 properties that adjoin it and put unnecessary pressure on the ecosystem and village infrastructure. The large house accommodation on the site would allow big groups of people gather at the property for parties and holidays. This would mean more vehicle activity pets and noise which will impact the residence around the block as well as flora and fauna. The use of outdoor and indoor fires would mean the land would suffer from fuel gathering and the very real risk to the village of a wild fire which would be very hard to control. The position of the block and its private nature means it would be hard to control what activities went on there. Up to 90% of the block floods in extreme weather events cutting off the only access road. This also has implications for the septic system which will have to cater for much bigger numbers of people.
