 SITE DETAILS

     2.1. Existing Site Description & Drainage
The existing site, known in real property terms as Lot 148 RP160425, is located at 3 Delorme Street. The existing site
contains a residential dwelling with a total site area of 832m².


     2.2. Existing Drainage Patterns
The subject land is located in moderately sloping terrain with the land generally falling from the west to east at
typically 10 to 15%. The run-off from the existing developed site typically drains as overland surface flows to the
eastern portion of the site, however sandy soils are typical of the locality and a significant portion of surface run-off
is expected to infiltrate into the site soils.
Roof run-off is conveyed by downpipes below ground with an outlet within the Delorme Street frontage kerb
observed as the discharge point for these pipes. A downstream pit at the end of Delorme St will ultimately collect
the roof drainage from the kerb and gutter system.
