Attention: Lisa Pienaar
Dear Lisa,
RE: RESPONSE TO INFORMATION REQUEST LETTER FOR 1 INTO 2 LOT
RECONFIGURING OF A LOT APPLICATION
AT 108 GOODWIN STREET, TEWANTIN
The purpose of this letter is to provide a response to Council’s Information Request letter dated 18
August 2021 for Reconfiguring of a Lot (1 into 2 Lots) at 108 Goodwin Road, Tewantin.
For your convenience Council’s RFI wording is reproduced, with Contour’s individual responses
provided in Blue.
Information Request Item 1:
Issue – location of crossover – Lot 2
There are existing street trees that are likely to be impacted upon with the location of the
driveway to proposed Lot 2. It is also noted that a pram ramp is located at the frontage of
proposed Lot 2.
Information Required
1. Provide an amended plan that shows the location of the proposed driveway to Lot and
likely impacts on vegetation within (gum trees on and near the front boundary) and external to
the site. Indicate sufficient clearance from the pram ramp.
Response
It is not proposed to designate the location of the driveway for Proposed lot 2. Future owner/s of
proposed lot 2 will construct the driveway in accordance with councils standard drawing RS-049 and
RS-050 clear of the existing pram ramp. The existing street trees and gum trees within the property
are proposed to be removed.

Issue – Sewer Connection
The Concept Engineering Services Plan details a proposed sewer main connection to Lot 1
that crosses Goodwin Street but does not show any further detail on the proposed alignment
to connect into the existing sewer network.
Information Required
2. Provide an additional plan that details the alignment of the proposed sewer main to the
connection point with the existing sewer network and indicate the proposed installation
method (trenching or boring) across Goodwin St and for the remainder of the alignment in
Council’s road reserve. In addition, please provide any supporting documentation that would
indicate the service authorities’ support for the proposed connection/extension to their existing
network.
Response:
Enclosed in the Information Response is the proposed sewer main extension drawing (2756-500)
prepared for Unitywater.
Contour notes that subject site is contained within Unitywater Connection area, therefore Unitywater is
required to allow connections to the site. The proposed extension is required due to the depth of the
existing infrastructure not being adequate to command the allotments. Attached below is mapping
supporting the site being locate in the connection area.

Issue – Driveway Crossover
The Concept Engineering Services Plan indicates the existing vehicle crossover is to remain.
It is noted that the width of the existing crossover (8.0m at the kerb and 6.0m at the property
boundary) is well in excess of the standard crossover width for a residential property (4.0m at
the kerb and 3.0m or 5.0m at the property boundary depending on the garage arrangement).
Information Required
3. Demonstrate the need for an 8.0m wide crossover or alternatively submit an amended plan
with the existing crossover width reduced to a standard width for a residential crossover (in
accordance with Councils standard drawing RS-049 and RS-050). Please also indicate the
proposed dimensions and location of the crossover for access to Lot 2.
Response
Contour has prepared an amended plan that shows the removal of the existing 8.0m wide crossover.
Future lot owners will construct driveways in accordance with Councils standard drawing RS-049 and
RS-050.
Issue - Earthworks
The Concept Engineering Services Plan shows areas of cut and fill over the two blocks with a
retaining wall structure around portions of the property boundary. It has been noted that the
retaining wall in the north-western corner of Lot 1 does not extend into the fill material along
the northern boundary.
Information Required
4. Submit an amended plan that specifies:
4.1. The anticipated volumes of cut and fill material to prepare the subject sites; and
4.2. How the fill material will be battered and stabilised or retained along the northern
boundary. Please note all earthworks must be contained within the subject sites and must not
intrude into neighbouring properties.
Response
Contour have provided an amended plan that details the extent of earthworks including approximate
earthworks volumes.
The proposed retaining wall along the northern boundary has been extended to contain the earthworks
fill within the subject site.
We trust the above information is acceptable, should further information be required, please contact
Scott Campbell at our Sunshine Coast office on (07) 5493 9777.
Yours Faithfully,
