Traffic Impact Statement
51 Elanda Street TIS 2024-11-25 4.0 TRAFFIC ASSESSMENT 4.1 Car Parking Arrangements 4.1.1 Car Parking Supply Council parking requirements for this type of development as well as the parking proposed to be provided are identified in Table 4.1. This allows for a reduction in car parking where motorcycle parking is provided. Table 4.1 Parking Supply Assessment Type Units Rate Parking 3-bedroom 4 2 per 3-bedroom 8 2-bedroom 2 1 per 2-bedroom 2 Visitor 1 per 4 dwellings 2 Total 12 The development proposes to allow for vehicle 12 parking bays, of which there will be 10 x resident bays and 2 x visitor bays. This is considered sufficient to accommodate the anticipated demand and compliant with Noosa Plan 2020. Further information regarding the suitability of the proposed parking provision is addressed below: PWD Parking Provision The ‘Building Code of Australia (BCA)’ stipulates that PWD parking is to be provided at a ratio of 1 space per 100 standard spaces (not including reserved residential parking). Given that only 1 standard non-reserved parking space is provided (visitor parking), it is not considered necessary to provide a PWD space. Ground Level Visitor Bay Surface Treatment To achieve the landscaping intent of the development, the visitor bay is to be constructed with grass block paver planting cells (for occasional driving over). Given the infrequent nature of use for these visitor bays it is considered appropriate. Furthermore it is proposed to allow for a wheel stop to be offset 620mm from the front of the bay with landscaping height less than 150mm. This is to allow for additional landscaping in the front overhang area of the vehicle, fully compliant with AS2890.1:2004. 14
