Traffic Impact Statement
51 Elanda Street TIS 2024-11-25 2.0 EXISTING CONDITIONS 2.1 On-Site Uses The existing use of the site is a single residential dwelling which will be demolished as part of the proposed development. 2.2 Land Uses The surrounding area is largely fully developed, consisting primarily of medium to high-density residential properties. Each of the buildings along Elanda Street have crossovers to the street, with servicing that occurs on-street. This proposed development is considered a similar scale and intensity as the surrounding developments and built form and as such similar on-street servicing is considered suitable. 2.3 Site Surrounding Road Network Descriptive details regarding the road network surrounding the proposed site is provided in Table 2.1. The table provides information regarding existing geometrical conditions of the road network and associated road links. Table 2.1 Immediate Site Surrounding Road Network Road Name Number of Lanes per Carriageway Single / Lane Width Posted Speed Road Class Direction Dual (m) (km/h) Elanda Street Local Street 1 S 7.8* 50 Note: * On-street parking is provided for. Elanda Street is classified as a local street providing direct lot access with permitted on-street parking in a low- speed environment. 2.4 Existing Access The site currently obtains access to Elanda Street by means of un unformed access driveway across the verge. The site does not provide for regular servicing of refuse collection as this is done on-street. The site also does not provide SRV / MRV access for occasional servicing in the event of furniture removal. This is also done on- street. 2.5 Future Planned Road Upgrades Through evaluation of the Noosa plan 2020, it was found that there are no planned road upgrades which would impact on the viability of the proposed development. The development would also not generate the need for any enhanced upgrades to the road network or public transport services. Such services are considered appropriate to cater for the needs of the development. 7
