Approximately 20 – 25 spaces at the north end of the middle carpark are used by Noosa Springs staff,
Monday to Friday 6 am to 3pm. At weekends approximately 10 spaces are used by Noosa Springs staff.
The hotel will clearly engage more staff who will undoubtedly drive to work, and this will create even
more demand for parking.



It should be noted, that in recent months, the level of golf course patronage has increased significantly,
mainly by external users such as golf tours, other golf clubs and visitors and there have been several
days when more than 200 golfers have been present. The utilisation of the existing carparks on such
days has been close to, or more than the existing capacity.

When the carparks have been fully utilised in the past, vehicles attending the Resort have parked in the
coach parking area and the grassed centre reservation outside the Resort gates in Links Drive. This
happens more frequently than the once or twice a year, as is claimed. If the proposed carparks are full
where will any additional vehicles park?

Some users of the gym and pool at the Golf & Spa Resort already park in Resort Drive (see photo
below) causing some restrictions to traffic movement along Resort Drive, and potential delays to
emergency vehicles accessing the area. This situation could be further aggravated by guests and
visitors to the hotel who choose not to park in the allocated parking areas.

Another traffic survey must be undertaken to confirm the normal and peak levels of traffic and car park
utilisation, as the information provided in the MCU does not reflect the current or realistic future levels
of usage. There should also be some quantification of the numbers, frequencies and times of
commercial service and delivery vehicles using Resort Drive to access the facilities in the hotel, the Golf
& Spa Resort and Parkridge. The related noise impacts on residents in Parkridge. The Fairways, and
guests in the proposed hotel should also be assessed. Noisy garbage trucks already access the loading
dock at the rear of the clubhouse, and the Parkridge facilities early (6.30 am) on Sunday morning, as
well as on the other days of the week, and this situation will get worse with the introduction of the
hotel and its facilities.

The hotel proposes to increase the number of car parking spaces, by over 60, to 286 plus 9 PWD
spaces. Should an evacuation be necessary, the potential of another 60+ vehicles trying to use Links
Drive will significantly increase the risk to the evacuating vehicles and their occupants,

The MCU should consider the worst-case scenario for emergency situation considerations.
